The basics

Q01 What is a home inspection service?
A home inspection is carried out by a professional, trusted inspector who goes through your property to identify defects or poor workmanship. It's a thorough check for structural, mechanical and electrical defects, as well as a safety review to make sure the home is hazard-free. We brief you on everything observed, then deliver a comprehensive report detailing the condition and what needs rectifying.
Q02 When should I engage an inspection service?
We recommend inspecting once you've collected your keys and turned on your utilities — and before you start any renovation. Without water and electricity we can't test the mechanical and sanitary fittings. Inspecting before renovation also avoids disputes with the developer over defective-works claims.
Q03 Why do I need a home inspection?
Inspection is especially important for new properties. Our professional inspectors identify poor workmanship and priority defects early, which reduces your repair costs later and protects your rights during the Defect Liability Period.

Pricing

Q04 What is the service charge?
Our minimum charge is a net RM250 for condos and apartments, and RM500 for landed and commercial properties — with no hidden costs after the service. Above that, the final price scales with your property's size. Send us your unit details and we'll quote you an exact figure.

Standards & scope

Q05 What standards and qualifications do you follow?
Our service follows the InterNACHI Standard of Practice and Construction Industry Standard CIS 7:2014 — the Quality Assessment System for Building Construction Works developed by the Construction Industry Development Board Malaysia (CIDB).
Q06 What is the scope of the inspection?
We cover three components — architectural, mechanical and electrical works. This includes ceilings, internal and external wall surfaces, floors, doors, window functions, staircases, fixtures, sanitary fittings, electrical testing, the drainage system, water-leakage tests and more.
Q07 What equipment do you use?
For defects that aren't easily seen by the human eye, we use the latest technology — including thermal cameras and moisture meters.

Booking, visit & report

Q08 What happens after I confirm the service?
We send you a proforma invoice for payment and arrange an appointment with our inspection team. We then collect the keys and any necessary documents from you before the inspection.
Q09 Are any documents required?
Yes — please provide the property layout plan from your Sale & Purchase Agreement.
Q10 Do I need to be present during the inspection?
You're welcome to join but it isn't required. An inspection usually takes 2–4 hours on site. If you're free, join us toward the end for a verbal briefing. The written report follows within 3–5 working days.
Q11 How do I make payment?
After you confirm the service, we send a proforma invoice. You make full payment by online transfer and send us the receipt. We then issue a tax invoice and official receipt.
Q12 When do I get the final report?
We email you a soft-copy (PDF) of the final defect inspection report within 3–5 working days after the inspection.
