Four defects, straight from the field

Water staining around ceiling diffuser
Several brown staining patches were tracking across the ceiling near the air-conditioning diffuser and downlights, consistent with an active or recurring leak from above rather than a one-off event.
Render spalling at wall footing
Cement render had debonded and crumbled away at the base of the external wall, exposing the brickwork and surrounding soil beneath. Moisture at ground level is the usual cause, and it tends to worsen over time.
Drainage pipe leak beneath sink
Dark staining on the surface beneath a sink drain trap pointed to an active or historic leak at the pipe connection. A section of insulated pipe fitting nearby was also found loose rather than properly joined.
Water ingress & mould growth at wall corner
A substantial water stain with visible mould growth had formed at the wall-ceiling junction. The size and pattern of the staining suggest prolonged ingress rather than a single incident.
